Information for Property Owners

Anne Arundel County issues real property tax bills for properties located within our jurisdiction. This is based upon the assessment, ownership, and property description information provided to the Office of Finance by the Maryland Department of Assessments and Taxation.

Real property taxes are due and payable without interest as of the first day of July in each taxable year. The deadline for real property taxes is September 30th, as interest and penalties begin to accrue on October 1st.

Real property taxes on owner-occupied property are payable via semi-annual installments. The first installment is due by September 30th, and the second installment is due by December 31st. There is a service charge assessed on the second installment of real property taxes, which can be avoided by paying the full annual amount by September 30th.

How do I check the ownership information for a property?

Property owners can check to see if the ownership information and mailing address for their property is correct.

For questions about the ownership information, property description, etc, contact SDAT at (410) 974-5709.

For questions about Deeds, Deeds of Trust, liens recorded on properties, etc, contact Land Records at (410) 222-1425.

What else appears on my property tax bill?

Your property tax bill may also include other taxes and fees depending on where you live. In addition to the Anne Arundel County property taxes, the State of Maryland property taxes will appear as a separate line on your tax bill. If you live inside the City of Annapolis limits or in the Town of Highland Beach, those property taxes will also appear as a separate line on your tax bill. Examples of other items that may appear on your tax bill are a Solid Waste service charge for weekly trash and recycling collection, a Stormwater fee, a Bay Restoration fee, and/or Special Community Benefit District taxes.

If you receive the Homestead Property Tax Credit, this appears as a separate line on your tax bill. If you receive an Anne Arundel County property tax credit, this will also appear as a separate line on your property tax bill.

How does the tax year work?

Anne Arundel County operates on a fiscal year basis, which runs from July 1st of one year until June 30th of the next year. Your real property taxes are assessed on the same basis.

Your property tax bill is mailed to you in July of each year, based on the mailing address per the property records maintained by the Maryland Department of Assessments and Taxation.

It’s August and I haven’t received my property tax bill. Where is my tax bill?

Anne Arundel County property tax bills are mailed to the mailing address per the property records maintained by the Maryland Department of Assessments and Taxation. If you’ve moved, you will need to update the mailing address by calling the Maryland Department of Assessments and Taxation at (410) 974-5709. This ensures that you receive your property tax bill or any other notices that may be sent to you.

Providing a forwarding address to your local post office will not update the mailing address per the property records. Anne Arundel County cannot update the mailing address per the property records. You will need to update the mailing address by calling the Maryland Department of Assessments and Taxation.

Additional information about updating the mailing address for your real property tax bill and a copy of the Property Owner Change of Address Form are available on the Maryland Department of Assessments and Taxation website.

If you did not receive your property tax bill in the mail, you may call the Tax Division at (410) 222-1736 to request a duplicate copy be sent to you. The information is also available on the County website.

I have a credit balance on my real estate tax bill. When will I receive my refund?

If your real estate tax bill was adjusted and this created a credit balance, then a refund of this credit balance will be processed as timely as possible. If you have questions on the refund process, please contact our office at (410) 222-1736.

If you accidentally paid a real estate tax bill and have a mortgage on your property, or you paid a real estate tax bill for a property you no longer own, you may also contact our office regarding a potential refund.
